Corcoran Highway 55 Business Park Concept Plan

John Rausch submitted a request for the City Council to review a concept plan developing a five-lot business park at the northeast corner of Highway 55 and Pioneer Trail. The proposed plan includes 10 buildings and a new frontage road. Review of this concept plan will initiate a new AUAR (environmental review and feasibility study) which will be required as the previous AUAR that included this property expired. Preliminary approvals were previously granted to a similar concept, but the development did not move forward, and the approvals are now expired. 

The applicant's narrative anticipates the first phase of development will occur with the construction of 6 buildings for mini storage/self-storage facility on Lot 5 and a warehouse/office building on Lot 4. If the concept plan moves forward, the smallest lot will need to be rezoned from Urban Reserve to Light Industrial. Additionally, a variance will be required for development to occur ahead of the availability of municipal sewer and water since the property is located within the Metropolitan Urban Service Area (MUSA). Finally, a conditional use permit will be required for the storage facility.
