With the continued growth of the City rental units are becoming more common. This licensing program has been set up to ensure the protection of public health, safety, and welfare of the residents of Corcoran who live in rental units. This program establishes a set of Property Maintenance Standards which will correct any substandard condition and/or maintain a clean and safe premise which will benefit the individuals renting the property and the surrounding neighborhood.

Licenses will be valid on a one-year cycle beginning on July 1 and expiring June 30.

All existing rental properties will need to be licensed by December 31, 2023 in order to comply with the licensing requirements.

When is a license required?
A license is required for any dwelling that is not owner-occupied and for homes that are owner-occupied but rent out multiple bedrooms to unrelated parties.

Who is exempt for this program?
The following situations are exempt from the license requirements for rental units:

  • Properties registered with Hennepin County as a relative homestead.
  • If the owner resides at the property and rents a room(s) exclusively to relatives.
  • If the owner resides at the property and rents a single room to a maximum of 2 individuals who are not related to the owner or each other.
  • If the owner resides at the property and rents to individuals who are related to each other but not to the owner.
